This is a search I'm doing now with a buyer client...pretty simple criteria; less than $625K, 3 bedrooms or less and a build date of 1940 or earlier in the close-in neighborhoods of Seattle. I get these listings, reveiew them and only send ones I think they may want to see based on other criteria they've given me. As I send the listings, they are categorizing them as "favorites" (indicated by a heart), "possibilities" and "discard". Below are only the favorites. Interesting points are: of 17 favorites, 9 are pending, CDOM (Cumulative Days On Market) average about a week execpt for one weird house at 131 days. This is the type of activity we saw in 2005 and 06.
As sellers are entertaining multiple offers, buyers need to be serious and quick if they want to be successful in this market. Be pre-approved for financing and think about the contingencies you want to include. Often, buyers are skeptical that the market is really this competitive and they end up losing a home or two before they figure it out.
